  • High Seasonality (and Prices): Winter is peak season in Summit County, and rental rates reflect that. Expect to pay more for a 6-month winter rental than you would during the summer and off season months. Plan and budget accordingly!
  • High Carrying Costs: With high property values and often substantial HOA fees, rental rates in Summit County are generally higher than in other markets. This is due to the higher monthly costs property owners face, including property taxes, insurance, and HOA dues, and, of course, a desire to generate a return on their investment.

    • Transportation: Consider proximity to public transportation (buses, shuttles) if you don’t have a car.
    • Parking: Confirm parking availability, especially during winter when snow removal can be an issue.
    • Pet Policies: If you have a pet, be sure to clarify pet policies and fees with the landlord. Note also that almost every condo and townhome HOA in Summit County restricts renters from having pets so even if the owner is OK with a renter having a pet, the HOA may prohibit it. This fact severely limits pet friendly rentals in our market.

  • Zillow Rentals: A popular platform with a wide selection of listings. Just be sure to confirm with the landlord or property manager that they are willing to offer a lease shorter than a year. Use the contact details provided by Zillow to contact landlords directly and ask questions. We have found that Zillow does a good job of vetting the landlord/owners and there are less scams here.
  • Local Property Managers: Several excellent property management companies in Summit County specialize in long-term rentals. Here are a few to consider:
    • Fortunato Properties: A local property manager with a variety of options for 6-month leases throughout Summit County.
    • Wildernest Leasing: Specializing in the Silverthorne and Dillon area, Wildernest Leasing often has winter rental options specifically listed and available.
    • Stay Loci: Focused on stays of 30 days or more
  • Caution with Craigslist: Craigslist is known for scams. Many scammers scrape beautiful for sale listing photos and then create a rental ad for an insanely cheap price. They scam unknowing renters by asking for deposits to be wired so no one else rents the property.
  • Facebook Forums: There are local housing forums on Facebook. Often we see that these forums are looking for roommates as opposed to landlords looking for renters, but those types of listings are sometimes available. Scams are more rare on Facebook than on Craigslist, but still exist so be sure to ask for any landlord or landlord rep to physically meet you at the property.
