We have gathered some updated resources, and I have a video discussing the changes below.
Breckenridge remains the trickiest market to get a short term rental license – you must either buy in an exempt property or be doing a 1031 exchange. Unincorporated Summit County neighborhood zones will limit the number of nightly rentals to 135, which for some buyers, just isn’t enough.
Other jurisdictions haven’t placed any caps on the number of licenses or number of nights. On the April ballot, Frisco will be asking voters whether to add an additional 5% tax on short term rental fees. Dillon just changed the occupancy limits from no rules to 2 per bedroom plus 2.
