Summit County Real Estate Market Update – February 2026

February 2026 – Start by understanding that in February’s residential sales in Summit County, 20 of the 77 total units sold were new construction condos in Brightwood at Keystone. These units ranged from over $800 to $1200 a square foot and many were sold as pre-sales over a year ago. Seventy-seven sales is quite low and when you consider that 20 of those were from a new construction project, February was a low marker for number of sales.

The jump in PPSF and list to sale ratio (because Brightwood units sold at full price) will be skewed by them in this data set.

We haven’t seen many new listings come on the market which is also typical.

February had 112 new listings while January had 122. We will see new listings hit the market in April, May and June!

Overall, the winter market here is in hibernation. Our average days on market is 130 which is higher than it has been for 3 years. We are expecting that activity will increase as it usually does in the spring with this summer being an active market.

I personally predict that this summer will be comparable to last summer with slightly increased activity and pricing due to better interest rates.
