Selling Sunset makes it look like realtors just tour pretty houses and take phone calls. That part is real, but it’s the fun part. In this episode of Mountain Trends, Candice and Amy show you three ways they use AI to answer the questions clients ask most. What we cover:
- A bad AI map. A Breckenridge map going around Facebook puts Hoosier Pass at Sapphire Point. It’s a good reminder that AI makes mistakes, and that we check every piece of AI work. Mountain Trends, rebuilt. Ten years of market reports used to live in PowerPoint, with arrows nudged around by hand. We turned them into an interactive tool with Summit County and community-level data that we can update every month instead of waiting weeks.
- A Summit County STR map. Short-term rental rules are spread across 17 jurisdictions and kept in PDFs, and the county’s property search (GIS) doesn’t include them. Now you can type in an address and see the jurisdiction, zone, cap and waitlist status.
- What STR rules did to prices. We placed 2019–2026 sales on the STR map and compared homes that can get a license with homes that can’t. The gap was much bigger than we expected, especially for townhomes and condos.
What AI can’t do. It can’t walk a house, set a price, stage a home, read an emotional seller or negotiate over a dozen phone calls. It can’t get into our staging locker either. AI is a tool. The relationship part of the job is still ours.
