Steady Eddy. Earlier this year I predicted that our market may face downward pricing pressure this fall after the summer selling season ended. But, what I’m actually seeing is a steady progression of the market without any dramatic changes. Here are some indicators that I watch:
Sold Properties: There were 142 in September. Not great, not terrible. Pretty much in line with the level of activity we have seen this summer. Nothing can really compare to 2020 and 2021 with the Covid influx of buyers. So, it looks like we are back to pre-pandemic sales numbers.
List to Sale Ratio: 97.5% in September for the average of sold properties.
Days on Market: 44 days average. Was 42 last month. No big changes here.
Active listings remain steady and pending sales remain steady.
