We are often asked, when is the best time to list my property?

In Denver, this was a slam dunk. We saw more properties added to the market from February to March and prices went up until May or June, then less homes were added and median prices dipped through the end of the year.

When Is the Best Time To List My Property in Summit County?

In Summit County, the trends are more varied.

We see the most properties listed from June to September when the weather is nice. But the pricing doesn’t follow the number of listings as directly.

We’ve been seeing a slow February and sometimes March when many homes are used or rented.

Then we’ve been seeing a Spring Peak, followed by an early summer drop as the snow melts.

Then we see a late Summer uptick, and an end of year peak before ski season. These monthly swings go from 7% below average to 7% above average, so they aren’t drastic, but there is some movement. I think some of the shifts earlier or later each year depend on the snow and weather conditions.

Generally, I’d say that listing earlier in the year is better before more listings hit the market, and that gives an opportunity to hit one of the early season peaks.
