January 2026 stats were slightly below the regular January trends. January tends to be the lowest month for sales volume, due to the holiday season’s lack of contracts.
There were only 58 residential sales in Summit County in January 2026. Not too unusual for January which is usually the month with the lowest amount of sales, but 58 is a record low with only one month being lower in the last 8 years: January 2023 with 53 sales.
Good news is that 83 properties went under contract in January.
Appreciation trends over a rolling 12 month analysis shows median price at $1m and average price at $1.396m.
These numbers are showing a slight dip in pricing, but probably due to the mix of properties that have sold. The first month of 2026 isn’t providing a showstopping performance, so we will have to see how the market develops as the year continues.
