Be The Best You Can Be – Books that Shaped Me
I spoke on a panel at Your Castle’s last company meeting earlier this month. I was asked to share tips on how to create a thriving business. I thought a lot about what I was going to say: Hard work, dedication to clients, long hours, nights and weekends, highest level...
August 2023 Summit County Real Estate Market Report
Last month I was disappointed in the drop off in transactions in our market. July is a bit higher, but is still below historic numbers. July 2023 has a total of 122 closings. Historically this is at about 65-70% of usual transactions. July 2022 was also quite low, at...

Deed Restricted / Affordable Housing in Summit County
If I were to ask you the percentage of Summit County locals who are currently living in deed-restricted housing, what would you guess? 5%, 10%, 25%? The number, according to my calculations, is around 15.5%. This housing base is keeping many people here who run our...
July 2023 Summit County Market Report
I have been watching one statistic closely because I think it best tells the state of our current market: Number of Sold Residential Properties. This metric is the real time data of how quickly properties are moving. In my personal day to day business, I can tell that properties are taking longer to sell and that buyers aren’t as motivated as in the past. This necessarily will lead to slower movement of inventory. But how much slower? And how does that translate into pricing?
Fundraising and Lawsuit Efforts against Breckenridge and BOCC
In the past year and a half, short-term rental restrictions have been instituted in 5 jurisdictions in Summit County: Breckenridge, Frisco, Dillon, Silverthorne and Summit County Unincorporated areas (aka, properties not within a town’s limits). Only Dillon and Blue River have continued to allow STR licenses to be issued without caps on the number of total licenses.

You can make an appeal by June 8, 2023 for Summit County Tax Assessment. Appeals can be mailed, emailed, or submitted online. Email is probably the best way since you can include attachments. Appraisal date is June 30th. Owners who feel the value on the NOD is not reflective of their property’s value on June 30, 2022 can appeal further to the County Board of Equalization

Market Report: June 1, 2023
The real estate market in Summit is slow. Of note, May only had 66 closings. Only one month since January of 2015 was less and that was January 2023 at 60 closings. Wow is all I can say about that. In the last 30 days 85 properties in Summit have gone under contract....
ARE MORTGAGE FEE SHIFTS A NEW FORM OF SOCIALISM?
In a move by the Biden administration, high-credit borrowers are essentially subsidizing lower-credit buyers. How is this even possible you may ask? I’ve collected a few articles below for your information along with commentary from one of my preferred lenders. From...

This year, 2023, is a reappraisal year in Colorado. Colorado property owners have most likely already received their new valuations. In Summit County, those valuations are 60-70% higher than two years ago! Most Denver metro areas are seeing around 30-40% increases....
