For this month’s market report, I’m providing a screen shot from a MLS reporting module called Green Lights. Because the market is holding steady without any marked changes to be captured in the July 2026 data set, I thought a picture is worth a thousand words.

We did see median and average sales prices increase year over year. With the number of closings from Kindred (~66) in July, I would give a lot of the credit to the increased values from those sales. In looking at inventory, pending sales, and closings, we are on track to have a year very similar to 2025.

Sold Listings

Average sales price (rolling 12 months) climbed to $1,465,916 in July, up from $1,437,783 in June — closing in on last year’s peak of $1.468M. Median sales price set a new high at $1,100,000. The middle of the market is doing the heavy lifting, and big luxury closings aren’t yet pulling the average up to match.  Some of this is likely driven by the 13 closings in Kindred with an average price for each above $3M.

Pending Sales

New listings pulled back to 274 in July, down from June’s seasonal high of 352. That’s the expected pattern — new listings peak in June, then taper through the fall — so this isn’t a supply story reversing, just supply growing more slowly. Total active inventory is still tracking near the highest levels in this three-year data set.

Average Sales Price

Sold listings held exactly flat at 133 in July, matching June. Worth a caveat: the most recent month in MLS data is almost always undercounted because late-reported closings trickle in over the following weeks, so July’s real number will likely land a bit higher once it’s finalized — that’s part of why June’s own count crept up from 106 to 133 between last month’s report and this one.

Average Sales Price

Pending sales rose to 147 in July, up from 141 in June. With most Summit County closings landing August through October, a growing pending pipeline is a good early read on the next couple months.
