Overall, things are heating up for summer as we would expect. Thus far, we are trending ahead of the past few years in pricing and number of sales. There is still a lot of inventory to choose from, so buyers can be picky and negotiate and sellers should expect to price their property appropriately for the condition to make it stand out to buyers.
Price:
Average sales price (rolling 12 months) rose to $1.425M in June, up from $1.412M in May — still below last year’s peak of $1.468M (March 2025). Median sales price hit $1.06M, which is actually a new all-time high in this data set, edging past the previous high of $1.05M set last October. The split — median at a record while average sits below its 2025 peak — points to more sales happening in the middle of the market and fewer big luxury closings pulling the average up right now.
We saw more new listings in June this year than we did last year continuing the trend of high supply of listings. That matches the seasonal pattern this chart shows — new listings typically peak in June, then taper through the fall.
Closings:
As we enter full summer mode, we are seeing more properties go under contract and close. 134 sold properties in June is a solid start to the summer. That is a stronger June than we saw in 2023, 2024, or 2025, and it lines up with the prior seasonal pattern of closings building through summer into fall.
Under Contract:
We saw a big jump in properties under contract in June (150), even compared to previous years — and those will close in July and August. That is a healthy signal for the next couple months of closings.
Months of Inventory:
Months of inventory jumped from 6.6 in May to 8.0 in June — as expected with increased listings, and matching last year’s pattern almost exactly. Last year, MOI kept climbing into July before topping out at 8.6 and then easing back down through the fall. For sellers, 8 months of inventory means roughly one in eight active listings is selling each month — pricing and presentation matter more than they did a year ago.
Kindred update: 34 condos closed in Kindred in June ranging from $740,000 to $4.125M. These are going to bump up the Keystone stats for June and the following few months.
