For Sellers who were planning on putting their properties on the market for this Spring/Summer, the question I’m answering frequently is, “When Should I Actually List?”

On April 27, 2020, the “Safer at Home” order was put in place allowing some loosening of the Safe at Home restrictions instituted in late March. Showings are allowed by appointment only in Summit County with safety restrictions.

Summit County is essentially shut down to tourists with all hotel and short term rentals prohibited until the end of May. So we don’t have any visitors or vacationers until June.

Listing a Home in Spring 2020

If you were planning on listing your home for sale this Spring, now would be a great time to:

  1. Stage the property
  2. Clean out your personal items
  3. Get photography and virtual tours done
  4. Get it listed!

Getting exposure now, even before visitors come to Summit County, will increase the likelihood of those buyers looking forward to seeing your property when they can visit.

Days On the Market

Many people are worried about days on the market getting too high if they list too early, but it is my opinion, and the opinion of many of colleagues, that days on market will not be a factor that is heavily weighed in our analysis because of the shut downs we have experienced in this industry.
