The waitlist has been created and the Summit County government has published the waitlists for STR licenses in the Lower Blue and Upper Basins. Lower Blue (Wildernest) has 109 property owners on their list. Upper Blue (Peak 7, Highland Meadows, Alpine Breck, Quandary Northstar, aka, areas surrounding Breckenridge but not in town limits) has 82 property owners on the waitlist.

Lower Blue has 16 licenses available and Upper Blue is still 20 licenses away from the first person receiving a license.

We analyzed the sales in the neighborhood zones for the past year, to the best of our abilities since there isn’t really a good sorting method in our MLS to separate properties that are in town limits v. those that are in unincorporated Summit County.

In the last year, 162 properties closed in the Upper Blue Basin and 82 in the Lower Blue Basin. The estimated licenses per year represents either 18% (Upper Blue) or 15% (Lower Blue) of the total properties in the basin since that is the percentage of allowed licenses.

Turns out if you are the last on the list in Lower Blue, you are probably waiting about 9 years using sales (not failure to renew) as the measure of turnover. In Upper Blue, because of more sales, you are looking at around 3 years.
