I had a few clients recently ask about the new construction offerings in Silverthorne. You can’t help but notice all the construction along Highway 9 when driving north towards Kremmling.
There is also a new construction project in Keystone, called Brightwood, located next to the Keystone Lodge and Spa.
So, we (Jennifer, my assistant did the heavy lifting) put together this spreadsheet which lists all the projects on one page, and then breaks out each project separately. We then simply calculated the price per square foot of each product type. You will see that, as a general rule, the price per square foot for new construction is going to be around $1,000 a SF. The properties that are under $1,000 a SF are those that went under contract previously and are waiting to close, which you will see at 4th Street crossing.
When looking at resales of new construction, the general rule for a 2/2 is that it it’s going to cost around $1.1m or just at $1,000 a SF. We aren’t seeing a premium for existing product like some markets. While there isn’t any new construction in Dillon for sale right now, there are some resales at Sail Lofts. Those units are priced about the same as new construction in Silverthorne and Keystone.
Also note, that there is some variability among and even within the projects. Timing of the release of the units is a factor. Pending units that have been on the market for years waiting for construction will be lower priced. Also, within Brightwood for instance, there are some units that face the road, and others that don’t. So the roadside units will have a lower price. I hope this is helpful!
